1. About the house:
The house in 48 rue de l’Hippodrome 1730 is totally renovated and is separated in 3 apartments with each 4 rooms to rent. Each apartment has 1 bathrooms and 1 toilet except the first apartment which is a premium and has 2 bathrooms and a small kitchen (mainly for breakfast. n. b. You can use both kitchens)
On the ground floor there is a big kitchen and a terrace.
In the basement we have a laundry room with 3 washing machines and 2 dryers. Iron and Iron table is also at your disposal.
Each floor has a high speed Internet access point. (500mbit/per sec)
Shared parts are Kitchen, bathrooms, toilets, dining room, terrace and laundry room.
2. Amenities, Environment and Safeness:
The house is best located in a quiet street with speed limit to 30 km/h. Supermarket, bakery, all kind of restaurants, Gym, Swimming pool, Banks, Post office, hairdresser are within 5 min walk distance.17min to Kirchberg by bus. 10 min walk distance to train station where the TGV-train to Paris is leaving and takes you from Luxembourg to Paris in just two hours.
In terms of safeness, The Grand Duchy ranked top for the ‘safety & security’ aspect, ahead of even Singapore, Switzerland and New Zealand.
3. My guests:
Most of my guests stay 1 month to 12 month and are young professionals (male and female) (Vodafone, Amazon, Ferrero, EIB, Ernst and Young, Swiss Life, Nordea, PWC, Banks etc). I try to keep the house a quiet and calm place, that’s why I don’t accept loud music or parties in my house.
Shared space has to be left spotless after being used. Untidy and messy people are not welcome. I keep the right to terminate prematurely your stay in case you don’t comply with this code of conduct.
4. Visits:
Visits are allowed but there are some aspects to be followed.
First:
You just need to send me a text saying when do you want your visit and who. Why? By law I need to have a list with all the people in the house because in case of fire I‘ve to transfer this list immediately to the fire brigade so that they can be sure that everyone is rescued.
Secondly:
I want to preclude the situation that every tenant invites a guest on the same day for example. That wouldn’t be a nice situation for anyone.
Third:
In the past some people abused and where 2 or even 3 people staying in one room for more than a couple of days without asking. So again that’s in opposition with the law, it says: it is forbidden to rent a room of 9m2 to 17m2 to more than 1 person unless it is 18m2 then you can rent it to 2 persons.
5. What is included:
Prices include fast Wifi, weekly cleaning of the common parts, all utility bills (water, gas, electricity, rubbish)
6.The difference of Premium and Standard rooms:
- Have more space.
- Bathroom is shared with only another room.
- TV with chromecast.
- 1 double Bed 140×200 (Standard 120×200)
- 1 Couch.
- Access to a small kitchen for breakfast.
7. Parking:
Parking your car in the street is not free from 8am to 6pm monday to friday and it costs 1 eur per hour. Weekends are free
If you become Lux. Resident (mandatory from 6 months on), parking is free in your district (e.g. Bonnevoie) and outside of your district 2 hours free.

8. In general:
- Rent is always paid in advance at a monthly base.
- You get a contract
- You can register your legal address on this one.
9. Fees and deposit:
- Refundable Deposit is 601€
